This session will include an overview of common curative issues and demonstrate how title and escrow departments can work through these issues together successfully. Why does the examiner make that darn Schedule C requirement, and what does the escrow officer (and the parties to the transaction) need to do to get those requirements removed? Examples of the topics to be discussed are: Marital Status, Probate Issues, Involuntary Liens, Powers of Attorney, Authority Documents, Finalizing Your Title Work and more.

Surveys: Why Survey Matters Matter?!

In order to provide "survey coverage" in a title policy, a survey must be obtained and reviewed. What are we looking for in a survey? Who's going to review the survey? What do we do once we've reviewed the survey? This presentation will discuss the elements of an acceptable survey, how to review the survey and how to craft exceptions to matters noted in the survey. We will also review endorsements such as the T-19 and T-17, which provide additional "survey coverage" and thus require additional examination to underwrite the risk of providing that coverage.

Dealing With Bankruptcies

Although it's never fun to deal with a bankruptcy, it's very important for folks in the title industry to understand the basics of bankruptcy and how we must deal with it in a real estate transaction. This presentation will provide answers to the following questions:
  • What are the different types of bankruptcies?
  • How do they affect the seller?
  • How do they affect the buyer/borrower?
  • How do they affect liens on the property we are being asked to insure?
  • What requirements do we need to make?
