Rates, Rules and Document Retention (On Demand)

The goal of this course is to familiarize title insurance professionals with the Basic Manual, various Rate Rules and Procedural Rules as well as statutes, regulations and business practices relating to retention of documents and other records. Upon completion of the course, attendees should:

1. Have a general understanding of the Basic Manual
2. Have a better understanding of Rate Rule R-2 including knowing when to pay the underwriter portion of premium
3. Have an understanding of when you may need to apply Rate Rule R-9 Additional Chain of Title and collect additional premium.
4. Have a general understanding of Texas statutes relating to retention of title insurance documentation and retention in the form of electronic records.
5. Understand that Texas also has promulgated rules regarding document retention and electronically records.
6. Be aware of the specific rules that require retention of specific documents
7. Have an understanding of  the Texas Minimum Standards and Specific Areas for audit that relate to retention of documents.
8. Clearly understand there are also Federal retention requirements in regard to certain escrow responsibilities.
9. Be aware of minimum guidelines that may be used as a starting point for determining what records to add to a permanent archive from both a title and an escrow perspective.  
10. Be aware of issues to be considered when a title agent decides to “go paperless.”
