Texas Comptroller Glenn Hegar to Headline TLTA Virtual Town Hall Nov. 16

TLTA town halls have traditionally been a roadshow with our current association president (and TLTA staff in tow) traveling the state to gather member feedback, make new connections and more. Because we can’t be in your community this fall, TLTA President John Bruce and your team at TLTA are doing something new instead.

We are pleased to announce the TLTA Town Hall Insights Series, featuring the latest, timely info you need to navigate the unprecedented and challenging marketplace we're operating in. Texas Comptroller Glenn Hegar will be our first guest Nov. 16 at 2 p.m. – mark your calendar now and make a plan to join us!

Each session of the Town Hall Insights Series will feature a special guest speaker providing insights on big issues our industry is facing, as well as a brief update on TLTA's work in progress. All virtual Town Hall sessions will be available to all TLTA members free of charge.

Watch For Emails With More Info

In the coming weeks you'll receive an email with info on how to attend our one-of-a-kind virtual Town Hall event with Comptroller Hegar, and you can expect to see at least two additional virtual Town Halls over the next 3 to 4 months. Each of our town hall events will include a featured speaker, and we know you'll be excited about the experts we're lining up.

Again, keep an eye out for an email containing log-in info for the first virtual town hall event Nov. 16. Texas Comptroller Glenn Hegar's insights on state finances promise to be valuable information for all of us working in the nexus of the real estate marketplace, state and local governments, and the Texas economy.

LLLs, Grassroots Activity and PAC Giving Going Strong as Election and Legislative Session Approach

The November election is less than three weeks away, and the 87th Session of the Texas Legislature will commence in less than three months. Staying connected to the legislators who oversee our regulated industry is more challenging than ever due to coronavirus-related complications, but TLTA staff and volunteers have been working overtime to ensure that our legislative allies see and feel our support during this crucial election season and beyond via outreach from TLTA's Local Legislative Liaisons (LLLs), other grassroots activity and TLTAPAC  giving.

CFPB Issues Final Rule Extending the GSE Patch

CFPB | Oct. 20, 2020
The Consumer Financial Protection Bureau (Bureau) today issued a final rule to extend the Government-Sponsored Enterprise (GSE) Patch until the mandatory compliance date of a final rule amending the General Qualified Mortgage (QM) loan definition in Regulation Z. The GSE Patch was scheduled to expire on January 10, 2021. The Bureau is not amending the provision in Regulation Z stating that the GSE Patch will expire if the GSEs (Fannie Mae and Freddie Mac) exit conservatorship.

In releasing the final rule, the Bureau is taking steps to ensure a smooth and orderly transition away from the GSE Patch and to maintain access to responsible, affordable mortgage credit upon its expiration. Further, the Bureau is taking this action to ensure that responsible, affordable credit remains available to consumers who may be affected if the GSE Patch expires before the mandatory compliance date of a final rule amending the General QM loan definition. The Bureau issued a proposal to amend the General QM loan definition on June 22, 2020, the same day it issued a proposal to extend the GSE Patch.

The Bureau is currently developing a final rule amending the General QM loan definition and is planning to issue it at a later date.

FHFA Proposes Rule on New Products and Activities From GSEs

HousingWire | Oct. 13, 2020
The Federal Housing Finance Agency announced at this year’s Mortgage Bankers Association Annual event that it is proposing a new rule for activities and products from the government-sponsored enterprises.

The proposed rule replaces an interim rule from 2009 and would require Fannie Mae and Freddie Mac to provide advance notice to the FHFA on any new activities and obtain prior approval before launching new products. The trigger date for an activity to be considered new is the effective date of the final rule.

Additionally, the proposed rule establishes revised criteria for determining whether a new activity requires notice to FHFA and for determining if that activity is a new product that merits public notice and comment. The proposed rule’s requirements would also outline the process for FHFA review of a new activity and the timelines for approving a new product, including issuing a public notice and requesting public comment about a potential new product.
